Mixed-Use Structural Considerations

Mixed-use buildings are structurally complex because the commercial floors at grade often have different geometry, span requirements, and loading than the residential floors above. Ground-floor retail or restaurant space typically requires longer spans and higher floor-to-floor heights than the residential units stacked above it. This mismatch in column grid and structural depth must be resolved through a transfer system: beams or walls that collect loads from the residential column pattern and redistribute them to the wider commercial column spacing below.
